Revenue Management

Revenue management for seasonal and island hotels

Early booking, tour operators, allotments and the weeks of May and October: how to plan the season at a seasonal hotel.

A seasonal hotel has a few months to earn the whole year’s revenue. That changes how revenue management works: the big decisions are made long before the hotel opens.

The season is decided in winter

Tour operator contracts, early-booking rates and OTA availability for the following year are usually set up in autumn and winter. A hotel that opens sales late misses the guests who book early, often families and travellers from Northern Europe.

Tour operators: how much, and on what terms

Tour operators bring volume and stability, especially outside peak months. The decision isn’t “tour operators or not”, but how much of your availability to give them and on what terms:

  • Allotment: how many rooms are committed to the tour operator.
  • Release: how many days before arrival unsold rooms come back to you.
  • Rates and periods: so the contract rate doesn’t undercut your other channels.
  • Stop sales: how sales are closed when the hotel fills from other channels.

A good mix leaves room for the most profitable channels in peak months and leans on tour operators when demand is lower.

Early booking without giving away the peak

Early-booking discounts bring early bookings and cash flow. The risk is selling cheaply the August weeks that would have filled anyway. The answer is early booking with limits: by period, with a capped number of rooms or with an end date.

The weeks that make the difference

Peak season usually fills. The year’s revenue is decided in the weeks of May, June, September and October. That is where you need the most tools: tour operator contracts, groups, long-stay offers and targeted campaigns.

Pricing during the season

Once the hotel opens, the work becomes daily: tracking booking pace by date, adjusting rates and restrictions, and reacting quickly to market changes such as new flights or competitor moves.

Operations are part of the strategy

At seasonal hotels the team changes every year. Staffing and training before opening shape the reviews of the first weeks, and those reviews shape the rate you can charge for the rest of the season.
